  • Each property is divided into 10,000 asset-backed tokens, registered on the blockchain and linked to legal ownership under Dubai's regulatory framework. These blocks represent genuine ownership in premium Dubai real estate, giving you both security and flexibility.

  • We've built Tribe on three pillars of security: regulatory compliance with full backing from Dubai authorities, blockchain technology for transparent and secure transactions, and premium property selection. This isn't speculative crypto - it's asset-backed tokens representing fractional ownership of real property.

  • We have the secondary market option for those who cannot wait until an exit window to withdraw their capital. You can offer up to a 25% discount to sell your blocks - but they can only be sold to other members of Tribe. First, blocks must be offered to the tenant in the property. They have 7 days to accept or decline. If declined by the tenant or there’s some blocks left over, they must then be offered to other investors in that property. Same 7 days rule applies. Any remaining blocks can then be offered to the wider Tribe member base. All transactions must take place on the Tribe platform.

  • We typically focus on family villas in well-established communities near to good schools, with family-friendly parks, and amenities. We use both AI analysis and real human experience to spot good investment opportunities that deliver strong rental yields.

  • First of all, it’s more than likely that a Tribe investor will be the tenant. So let’s ask the question; would you damage a property you own? We thought not too. We carefully screen tenants and we require security deposits like any landlord. Third, we have insurance. But most importantly, when you treat tenants with respect instead of like walking ATMs, they tend to treat your property better. Wild concept, right?

  • Yes. Dubai has developing regulations for property tokenisation and fractional ownership. We're working towards becoming fully VARA regulated, so we’re fully compliant with all relevant laws. We will only be listing properties for micro-investment once all the relevant (boring) legal & compliance work has been done, so you don’t have to worry about it.

  • We're still finalizing our fee structure and want to build this in public with input from early Tribe members. We believe in finding a balance that's both fair to investors and commercially sustainable over the long-term. The fee structure will most likely include an “entry fee” (a % of your initial investment) and an “exit fee” (a % of your final holding).
